Asset Management at ACU is strategically managing the University’s tangible assets by tracking and monitoring 28 different criteria that aligns with the Chartered Institute of Surveyors Asset Lifecycle Standards, ISO 55,000 and PAS 55.
The purchased assets, bequeathed or donated to the Australian Catholic University to fulfil its mission of learning and teaching, research and community engagement represent a significant investment. These assets need to be prudently managed and monitored to track their natural deterioration and ongoing fit for purpose states. These assets are centrally managed to enable sound management decision-making and meet regulatory reporting and accounting compliance requirements. An asset is a physical or tangible asset (e.g. land, buildings, plant, equipment, motor vehicles, and works of art). Facilities Management does not manage intangible assets.
The management of Hazardous Materials (Asbestos, Lead Paint, Synthetic Mineral Fibers (SMF) Polychlorinated Biphenyls (PCB) and Ozone Depleting Substances (ODS)) in workplaces is widely legislated across Australia. Achieving the standards of work health and safety of employees, contractors and the general public is the basis of the Facility Managers’ responsibility and obligations as a duty holder.
Facilities Management ensure that each campus has an up to date and compliant HAZMAT Management Plan controlled and published to minimize exposure to employees and anyone entering the workplace.
Properties & Facilities are involved in the development and implementation of plans for management of flora and fauna on many ACU campuses.
ACU Ballarat camps is proud to have heritage listed trees, whilst other campuses have robust tree assessments and due diligence reports performed every two years to ensure that they are maintained to the highest possible standards whilst minimizing impacts and negative influences.
ACU campuses boast multiple open spaces, green areas, lawns, landscapes and gardens. Facilities Management engages multiple specialized resources, service providers and vendors to deliver these areas for the greater comfort and benefit of both students and staff at ACU.
Providing a roadmap, guidance and direction for both Development and Capital Projects and Operations (Facilities Management) is the management and publication of a suite of documents that outline ACU’s design standards, guidelines and technical standards.
These documents are critical to the strategic direction of ACU and are at the cornerstone of many service agreements, performance contracts and development projects. They provide architects, consultants and service providers with a documented and clear scope to what needs to be built, to what standards and what building materials to use to reflect ACU’s image and position within society. These standards assist ACU in the development of capital plans, building cost estimates and the ongoing costs associated with maintenance and repairs.
